Getting to Boracay is easy.  You can fly from Manila to Kalibo (45 minutes) or Caticlan (30 minutes).  Then from the Kalibo Airport, it's a 90-minute bus or van ride to the Caticlan Jetty, where boats will be available to take you the the island. You'll find Alta Vista de Boracay set on top of lush hills and mountains to the north, affording you great views and luxurious privacy.

Coast to coast…

Boracay may be small, strectching only 7 kilometers long, but everywhere you turn  excitement awaits.  Several of the world's finest beaches are found all throughout the island, each one with their own unique charms.

White Beach

By far the longest and most famous stretch of sand, it's Boracay's biggest tourist attraction and most developed area.  Lined with a variety of thriving establishments on one side and sun-kissed water on radiant sand on the other, it's a favorite spot for eating, swimming, relaxing, cruising on a jetski, skimboarding and playing beach volley, frisbee or soccer.  Sunsets here are not to be missed, and the festivities go on until the early morning hours, thanks to a night scene that rivals the best in the metro.

Puka Beach

If you're looking for privacy, this is the place to go.  Named after the precious shells that used to wash up on its shore, it remains quaint and quiet, undisturbed by the outside world.  It's only five minutes away from Alta Vista de Boracay, making it your own personal haven.

Bulabog Beach

Mout Lubo

Dead Forest

 What was once a mangrove swamp was killed when a dam broke and saltwater flooded in.  Now the lifeless tree trunks twisting  out of  still pool provide curious sight in the midst of a paradise.

Bat Caves

Hidden high among Boracay's rocky coasts are the homes of giant fruit bats, whose wingspans can reach up to five feet.  Take care not to wake them while they're asleep, but watch for them at twilight, when they stream out of their caves by the thousands.

Common Questions

What is Alta Vista de Boracay's two-package offering?

In buying a unit at Alta Vista de Boracay, you have two options.  You can choose between a Residential or a Condotel unit.

  1. Residential – This unit is packaged as a regular residential property and is for the exclusive use of the buyer.
  2. Condotel – If enrolled in the Leaseback Program, owners can stay in their unit for free for 15 days each year, but for the rest of the time their unit will be available as a hotel suite for guests.  Should the owner wish to use the unit for more than the allotted 15 days, he has to pay the regular room rate for each additional day.

What is the Leaseback Program?

Under the Leaseback program, your Condotel unit will become part of the rental pool of units that will be identically furnished and rented out on a daily, weekly, or monthly basis and will be marketed and managed by a professional hotel management operator.  Membership to the program in on a five-year contract period and may be renewed subsequently.

How does the unit of the owner earn from the Leaseback Program?

The source of income is derived from the room revenues.  70% of the gross income will go to the operator, 30% to the rental pool of unit owners.  Each unit owner included in the pool shall be entitled to a proportionate share of 30% depending on his unit area.  Gross income will be distributed on a monthly basis.

Are there Association Dues or Maintenance Fees for units enrolled under the Leaseback Program?

No Association Dues or Maintenance Fees need to be paid for units registered under the Leaseback Program.  These will be shouldered by the Hotel Operator.

What are the advantages of owning a Condotel unit?

  1. Income obtained from the Leaseback Program helps you pay for your monthly amortization.
  2. You'll get continuous income whether your unit is actually rented out or not because of the proportionate distribution of income from Rental Pooling.
  3. Worry-free upkeep of the unit because it will be maintained by the Condotel's housekeeping.
  4. You get whole ownership of the Condotel unit as evidenced by a Condominium Certificate of Title (CCT).

As an owner, you can stay in your unit for free for 15 days each year, then it will be leased out to other travelers the rest of the time.

The income generated from this and other rented out units will then be combined.  30% from the gross revenues will then be divided among the unit owners.  No effort is required on your part.  All you need to do is collect your share.
